The client is a full-service, vertically integrated investment real estate company focused on the acquisition, development, and management of the commercial and residential real estate in the Greater Philadelphia region. Client and its partners have a combined 50+ years of commercial real estate acquisition, construction, leasing, and development experience. Because of their full-service product suite and wide breadth of expertise, they are able to be nimble and effective in the market and acquire/develop a wide variety of asset classes.The client is currently seeking a Development Project Manager to assist in a broad range of real estate development, project management, and architectural/design activities.The Development Project Manager will work on tasks related to the development, design, and construction of mixed-use multi-family housing, for-sale housing, and other company real estate investments in Philadelphia, PA. Work includes site feasibility analysis, interior/exterior design and space planning, project management, and management to principals with established development and construction experience. The work environment is casual and entrepreneurial, with office locations between project sites and a home-based office in the center city of Philadelphia.Tasks involve working with members of development teams of architects, engineers, and consultants in all aspects of the development process, as well as establishing and maintaining effective and efficient interaction with city agencies and private and public institutions.
Typical duties and responsibilities include, but are not limited to:- Providing oversight for projects, especially management of the design and construction administration of multi-family residential and residential assets
- Acting as a liaison between architects, engineers, and other third-party development professionals
- Coordinating and selecting interior finishes, space planning, interior design/unit layouts, exterior design, and exterior finishes.
- Coordination of construction documentation with field construction teams
- Site feasibility analysis and zoning analysis for new acquisitions
- Developing pro forma financial models assumptions (along with the acquisitions team) and zoning conceptualizations to analyze the feasibility of new and future development opportunities
- Maintaining project schedules, development timelines, budgets, and files
- Collaborating with principals and consultants on day-to-day requests
- Engaging with the public (city) and private sector stakeholders on project partnerships, acquisitions, financing, conceptualization, and implementation
- Attending construction, development, and pre-development meetings and writing progress reports
- Maintaining development checklists and trackers on a project-by-project basis
- Interfacing with City agencies to move projects forward
- Researching development activity and policy in the Philadelphia region to remain apprised of potential project opportunities and impacts
- Representing client at events related to real estate, economic development, community development, and policy
- Expertise with AutoCAD, Revit and/or Bluebeam are required
