The Facilities Mechanic will perform a variety of maintenance responsibilities to keep machines, mechanical equipment, or the structure of the facility to which they are assigned in proper condition.

Essential Functions:

Perform skilled maintenance in the following areas: carpentry, roofing, electrical, plumbing, high-rise HVAC; pneumatic and digital controls.

Oversees, and will handle installation, inspections, repairs, troubleshooting and daily maintenance of buildings, infrastructures and facility equipment.

Monitors systems for potential problems (or existing problems) and formulates solutions utilizing blueprints, schematics, or parts catalogs as necessary.

Perform effective emergency maintenance as required, on call and after hours may be necessary.

Implement and maintain appropriate logs, ledgers, and data as required by OSHA, LEED and NFPA, or as needed to communicate vital information pertaining to the building and its systems

Maintains ethical, professional, and courteous relations with contractors; act as liaison with subcontractor service providers (janitorial, landscaping, etc.)

Maintains good tenant relations through prompt and courteous response to tenant requests within the guidelines; performance of work orders through on-line system to meet contractual service level agreements.

Carries out preventive maintenance to ensure that building machinery and systems meet or exceed rated life.

Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment.

Uses proper organization skills and compiles appropriate information to plan and complete assigned tasks.

Knowledge and Skill Requirements:

Knowledge of building automation systems.

HVAC equipment including troubleshooting; experience with Centrifugal chillers, rotary chillers, cooling towers, pumps, VFD’s and VAV, fans, heat exchangers, boilers and lighting along with other general maintenance items.

Basic electrical principals; experience with replacement/repair of ballasts, receptacles and switches.

Basic plumbing repair of toilets, sinks, faucets.

Knowledge of snow plowing and salting operations.

General skill sets relating to building office furniture construction and deconstruction.

Ability to operate scissor or boom lifts.

Knowledge of Life Safety Systems, Fire Alarm Systems, Security Systems, Card Access systems, UPS Systems, diesel generators, building management systems, fire pumps, etc preferred.

Analytical skills to perform preventive maintenance and corrective repairs of building systems and associated equipment.

Requires the ability to comprehend and interpret directions, complete maintenance and repair record, and manage inventory of parts and supplies.

Ability to interact with client and client employees, senior management and vendors in a concerned and professional manner at all times.

Education and Experience

Minimum of high school diploma or general equivalency degree required

Minimum of 5 -7 years of related field experience within a high rise facility, building operations and maintenance in a commercial setting preferred.

Knowledge of building automation system and HVAC equipment including troubleshooting.

Knowledge of Fire Life Safety equipment.

Basic electrical principals; certification preferred.

EPA refrigerant license preferred.
