Full Job Description
The Project Manager leads the day-to-day functions of the project team to ensure essential processes are progressing in alignment with the overall project objectives. Responsibilities include establishing subcontract agreements, permit application, preparing submittals, change orders and RFI’s, assisting with planning, developing budgets and coordination of inspections, and closeout documents. Also, participate in project handoff meetings and post mortem project reviews.
Essential Functions
Prepare contracts or negotiate revisions to contractual agreements with architects, consultants, clients, suppliers, or subcontractors
Maintain and analyze monthly cost projections and report projections to management
Review job quantities, approve invoices, and subcontractor payments, prepare extra work change orders, and monitor job cost
Identify and implement ideas that save client time and money or that effectively solve potential problems/opportunities
Manage the RFI and submittal processes, utilizing Procore, to ensure the entire continuum is progressing in a timely and efficient manner

Experience
4 years experience in the construction industry either as a Project Manager, Project Engineer or Assistant Project Manager.
Advanced knowledge and ability to facilitate Project Manager processes and resolution of conflicts and challenges.
Ability to read project drawings and specifications required.
Computer skills – Must be proficient with MS Office, Procore and Bluebeam.
