On-site Property Manager

We are currently looking for a live on-site property manager for two apartment complexes and several houses in the Lodi area.

Candidate must be highly organized, detail oriented, an excellent communicator, have strong interpersonal skills, and be resourceful and professional.

Office hours are 8:00am- 5:00pm, Monday - Friday. Candidate must be able to handle after hour/weekend tenant emergencies.

RESPONSIBILITIES:

- Advertise and show available properties so as to maintain a high occupancy rate of qualified tenants

- Screen and select rental applicants, prepare and review rental agreements, do walk-thrus and walk-outs

- Collect rents, deposit in a timely fashion and post to database

- Enforce rent collection policies, serve notices and perform eviction processes on delinquent residents

- Research legal issues, file court documents and represent property owner in court

- Resolve all tenant communications including general questions, maintenance requests and disputes

- Ensure property grounds are clean and in excellent condition. Proactively address security and safety issues.

- Coordinate schedule of repairs and turnovers with maintenance department and oversee subcontracted work

- Misc. office duties include filing, scanning, maintaining and updating tenant and project files

QUALIFICATIONS:

- Required to live on-site in apartment complex

- Dependable vehicle necessary

- Excellent written and verbal communication skills

- Ability to collaborate with maintenance department a MUST

COMPENSATION:

- Apartment, utilities and salary dependent on experience
